Repair Before Replacement
When rust-through is limited to a few bays, new fasteners, resealed laps, and replaced panels keep the original roof working. Replacement becomes the better call once rust spreads across most of it.

As a Grant commercial roof repair contractor, we repair older metal shop and farm building roofs with new fasteners, resealed laps, and matching panels.
Grant commercial roof repair is mostly metal work. Equipment shops and farm buildings around town often carry exposed-fastener roofs that have been through many seasons of sun, hail, and freeze cycles.
Those roofs can usually be repaired. We replace tired fasteners, reseal laps, swap rusted panels, and check the purlins so the repaired roof fastens into solid steel.

On an older metal roof, these are the places we check before deciding what to repair.
Eave trim on older shops often hangs loose where screws rusted out. New fasteners and fresh closure strips stop wind from lifting the trim and driving snow under the panels.
End laps on long runs collect water and rust first. Old sealant gets scraped out and the lap resealed, and sheets with rust holes get replaced with matching profile.
Ridge cap fasteners loosen as the building heats and cools, and the foam closures under the cap break down. Resetting the cap with new closures seals the top of the roof.
Stack vents and old equipment holes through ribbed panels leak at their flashing. Boots shaped to the rib replace cracked ones, and abandoned holes get sealed metal patches.
Years of small leaks can rust purlins and soak the faced insulation. Checking purlin thickness tells us whether a panel swap will hold or the bay needs more work.
An older metal roof that gets repaired stays in use and keeps stock and equipment dry.

When rust-through is limited to a few bays, new fasteners, resealed laps, and replaced panels keep the original roof working. Replacement becomes the better call once rust spreads across most of it.
Sealed fastener holes and laps keep drips off tractors, tools, and stored feed under the roof.
Refastened trim and new closures keep drifting snow from working under the panel ends during winter wind.
Replacement sheets matched to the existing profile and gauge lap tightly, even when the new color stands out at first.
Metal work leads here, and the other services cover the low-slope and plant roofs in town.

Low-slope roofs over shop offices and storefronts get their seams, drains, and base flashing repaired with patch material that matches the existing membrane.
Flat roof repair
Exposed-fastener and standing-seam roofs on shops and farm buildings get new screws, resealed laps, reset ridge cap, and replaced rust-through panels.
Metal roof repair
Drips over equipment bays get traced along the purlins to the lap or fastener letting water in, then repaired at that spot.
Roof leak repair
Larger processing and storage buildings with fans and vents get those penetrations reflashed and resealed while the work inside goes on.
Industrial roof repairRust that starts at a lap moves into the panel over time. Call and we will check the laps, the screws, and the purlins underneath.
Older metal roofs get four steps before any panel comes off.
Screws, laps, ridge cap, and trim get checked along each purlin line, and drips inside get matched to the panels above them.
Rusted areas get probed and purlins checked under any sheet marked for replacement, so new fasteners have solid steel to grab.
Leaking screws come out for larger fasteners, laps get new butyl tape, and rust-through sheets get replaced with matching panels.
If rust is widespread, you get photos and a plain comparison of repair against replacement before anything else is done.

Answers about older shop roofs, cost, and when repair still makes sense.
Repair Or Replace
Often, yes. New fasteners, resealed laps, replaced rusted panels, and new ridge and wall flashings bring many older shop roofs back to watertight.
Replacement is the better choice once rust-through is widespread. We inspect the panels and purlins on the building to compare the two.
Cost
The number of fasteners, laps, and panels needing work drives most of it, along with the roof's height and slope.
Panels in older profiles can need matching sheets or custom trim, and travel from North Platte is part of the trip cost.
Coverage
Yes. We repair commercial metal roofs in Grant and the surrounding part of Perkins County.
Call with the address and what you are seeing, and we will set up an inspection of the panels, laps, and purlins.
Winter
Fastener replacement and panel swaps can go ahead on clear, dry winter days. Sealant and butyl tape need a clean, dry surface, so lap work waits for a mild stretch when frost is on the panels.
Active leaks get a temporary fix until conditions allow the full repair.
Condensation
That is often condensation. Warm, moist air inside meets cold panels and drips, especially where insulation is torn or missing.
We check whether the drips line up with laps and fasteners or appear across the whole bay, which separates a leak from a condensation problem.
Panels
The profile and gauge have to match so the laps close and the screws seat. Color can differ, and new sheets will look brighter than weathered ones for a while.
Where an old profile is hard to find, matching trim or a custom-bent piece can bridge the gap.
Tell us about the shop and where it drips. We will check the panels and purlins and repair what is leaking.
